First, the buyer was looking for 10 to 18 storeys, whereas the municipal bylaw allows for 6, and the Tulge Külla proposal is for 6. There is a backlog of years for OMB (Ontario Municipal Board) decisions under the old regime, and there is a complete standstill on interpreting the new regulations.

The Tulge Külla proposal also works together with the City Heritage designation. By contrast the buyer will need approval to demolish everything but the facade of the heritage building. Architects working for major developers will now say publicly that facades will disappear when as yet to be built buildings are torn down in future, since they are held up by their structure; opinion on facades is shifting against them.

In the neighbourhood planning study there is room and support for developing Estonian House within current bylaws, as would Tulge Külla, and strong opposition in the neighbourhood and at the Toronto Preservation Board that advises City Council, to violating them.

Are you unfamiliar with commercial law?
The only unprecedented and total power I've noticed is that which Meiusi and a guy in the neighbourhood named Matthews think they should have over Estonian shareholders and what they do with their own money.
Call it off already, Allan Meiusi! You're starting to look like a nut!

Juhul kui Revera otsustab "ära jalutada" Eesti Maja ostmisest (nagu kaks arendajat on juba seda varemalt teinud), siis on muidugi ka Eesti Keskuse projekt läbi. Vähemalt EM saab sel juhul teatud "valuraha", aga samal ajal tuleb tegeleda hirmkalliks läinud "due diligence" arvetega.

Mis sel juhul siis edasi saab? Tulge Külla on üks variant mida sel juhul arutada. Pole mõtet seda ründma hakata enne kui see praegu veel hüpoteetiline olukord käes on.

Keegi ei proovi ka mingit EM paralleljuhatust ülesse sättida, need on lihtsalt grupp aktiaomanikke kes unistavad teistsugusesest lahendusest.

Loomulikult on arusaadav, et selle esiletoomine ei ole EK projektile meeldiv, aga nad ei peaks selle üle muretsema enne kui EK projektiga midagi juhtub.
