Yes, have you thought what you have done to the Estonians in the Toronto area? You have literally stolen a property (Eesti Maja) from elderly shareholders and the not so elderly whom you froze out of discussions. What compensation are you giving those shareholders? With tension and heartache to these share-holders, you all have destroyed something willingly, to take something that doesn't fully belong to you. It's elderly abuse. May the karma that you've created follow you.

I think I must be missing something?
This still sounds like "vapourware"

You mention that the due diligence is complete and that the Estonian House is "sold" conditionally.

We have been down that road before.
You mention that rezoning will take "one to two" years for the Estonian house and construction of Madison will take 15 months (as a guess if all goes smoothly) which means that we are looking at 3 years at least.

Thus, if Revera has a conditional offer with some sort of deposit and it will take a few years to get re-zoning on Broadview - my question is where are you finding funds to purchase the Madison site?

Will the city hold it for a few years for you? The site that you purchase is for the community to use? Yes. The parking lot!

Thus, I wonder where are the funds to purchase Madison really coming from? Especially since the deposit might need to be returned if this deal yet again fails in a few years like all the other offers!
And where are the funds coming from to secure the Madison site? Additionally, you mention that the sale of the Estonian house might take 3 years to close.

What part of this... “story” means... we are moving ahead?

This is just a fairytale. A feel good story … where in reality we still have many years at the current location … and that means we NEED to continue to service our community and that again that means that we NEED to start upgrading the current Estonian house facility … otherwise we will not have a place to use even if we rent from Revera. And if we start to fix up the Estonian house so that we can continue to enjoy it… why not just keep what we have!
You do not have the funds to purchase Madison at this time. So invest in the Estonian house…. Which is the Board’s mandate to manage the asset and maintain it for the community use.

It scares me that for many years the Estonian House has mismanaging the Estonian House - not upgrading anything.
And now we hear they will manage the new site?
Good luck with that.

Now Due Diligence... what do you mean?

When we wanted to put additional apartment units on top of an existing building... we did our "due diligence"

The architect calculated/estimated the costs with a comprehensive spreadsheet.
Everything was included in his due diligence.

we knew the interest rates for construction loan, development fees, construction costs... I could go on and on... but why should I... Due Diligence is completed and the document outlining the costs should be shared with the community.

Nothing to hide... since is all above board..
and the due diligence had be finalized...

PLEASE SHARE with the community

Our community...

Transparency.

What I fear... is this is yet another distraction and there is no REAL due diligence... just the group of org's saying nothing of relevance...

Every notice online has so little real information. Yet you get all the kudos from the group that is railroading the the project and pushing for Madison.

Not really from the community at large.

And that is the saddest reflection of the managers of the org's patting their own backs.

Since Alar Konggat's design is the one chosen, then perhaps HE can now share the FULL due diligence ... that includes the fees... to the city to the TTC, to the building costs... etc....

I do not need to list the items... since the "Due Diligence" is complete. Present it!

I do await when the numbers will be shared with us... the FULL cost... since the due diligence is completed...

exciting times indeed!

It is unfortunate that the disgruntled community members continue to be so. This is a fantastic step forward for our community. Many have worked extremely hard to get to where we are. Kudos.
Ingrid Tanner11 Jun 2018 16:04
This is NOT due dilgence ...in the real sense.

This is just a happy letter that the org's all agree to say something... because they need to fill the vacumn of no information.

Give us proof... are REAL due diligence has costs estimated... and it really is a multi page document of what is estimated.

Those who believe Madison is the place to be.. will of course accept what ever dribble the board puts out there... with no real substance.

So the present shareholders of Eesti Maja are considered disgruntled for not getting clear information and not getting compensation? How ever did your parents raise you? Why don't all the sorority and fraternity members that are so keen on that parking lot project over the subway, go out and raise the moneys that are needed for their fantasy project and let the rest of us use our Eesti Maja as we have for generations. Raise your own moneys to get yourselves out of your own mess!

.... still incoherent after all these years.
But at what cost?10 Jun 2018 05:27
The due diligence outcome has been determined but at what cost? The final cost for purchasing the parking lot isn’t finalized. The sale price of Eesti Maja has a big question mark beside it. The amount of major donations from the community are not known. The due diligence costs are nearly double the $750k that was originally budgeted according to people on the 4 Orgs. So how can the community say “let’s go ahead?”
hmmm10 Jun 2018 07:01
Kirjas Eesti Maja juhatuselt teatab, et "ostja on nüüd ka loobunud oma due diligence tingimustest". Why after all this time and money did the buyer decide that it does not need due diligence?

I for one will be attending the June 21st community meeting. It's essential that we all attend and get as much information as possible. There is a lot of misinformation out there! The new community centre journey has been a long one. I am so so pleased at where we stand!)
Lack of info so far10 Jun 2018 09:58
Yes, it would be great to get information.

Will the EM board ever reveal how much money has been spent on due diligence? Did they go way over their budget for this? If the directors are not accurate at forecasting how much they will spend on something like due dili, then how far off would their projection for the construction cost be?

Also, it would be great to know if the $9million funding shortfall to build the new project has been secured (not just verbal expressions of interest from the wealthy).

The 3 orgs. and the Board of EH have no morals or honesty. The same "false news" are being reiterated and magnified EH is supposed to look after the interest of EH, instead they are confiscating the Esto. community moneys without approval. Madison project should get their own funds and leave EH moneys with the Estonian community. Shame!
Puzzled22 Jun 2018 19:24
Now I am totally confused. Are the 3 orgs and EH board not part of the Estonian community? Where do they belong? Please enlighten me, Guido!
